Launching any new business can be a challenge, but winning tightly held rental properties from incumbent real estate groups is even harder. In its newest ranking, REB’s Stellar Agencies reveals how the best and brightest in Australia’s property management industry are growing their rental rolls at the expense of large and established competitors, giving a glimpse into their groundbreaking strategies.
Needless to say, building a sustainable real estate business is more than just winning over investors. At its core, it is about finding a balance between outstanding services to both the property owner and tenant while running a lean, efficient business.
As it becomes more difficult to attract talented professionals to the property management industry, business leaders must develop an innovative business ecosystem to find these efficiencies, scale the output of their team members and enhance productivity in the face of a rapidly changing workforce.
REB’s Stellar Agencies ranking not only serves as a blueprint for every aspiring new agency but is a clear signal to established operators as to how ambitious and resourceful newcomers are claiming territory.
There were two key metrics that provided the ranking: properties under management in FY24 (PUM) and a growth ranking. Every agency has also received an efficiency score to contextualise the scores they receive. Market research agency, Agile Market Intelligence, has used these metrics to independently rank the agencies.
Stellar Agencies had a total of 7,785 properties under management during the financial year ending 30 June 2024 (FY24).
One of the notable trends amongst the fastest-growing new agencies is the decision to start without a trust account. This finding indicates that there is an appetite for new businesses to run their rent roll without the burden of managing payments through a trust account.
Four of the fastest-growing 10 agencies have opted for a property management platform built around automated direct payments. While running a trust account remains the preference for the majority of new agencies, the opportunity to start a new agency without a trust account is attractive.
Interestingly, agencies without a trust account achieved the highest average efficiency score of 142.35 properties per property manager.
