This year’s ranking is the most revealing in this series so far as it paints a picture of how agents have performed amid a seismic shift in interest rates and its impact on property markets. Moreover, housing stock is stubbornly low but buyer demand remains robust, leading to increases in property prices and acute housing affordability concerns.
Agents have demonstrated their resilience by navigating these rough waters with aplomb, particularly by increasing buyer work, resulting in strong sales numbers and successful outcomes for their vendors and buyers.
Run with support from proptech Managed, the ranking galvanises agents to win more listings and progress in their careers, while offering a benchmark for success that other agents can aspire to.

Tighter monetary policy and tougher market conditions did not materially impact the figures, with agents notching up strong sales numbers throughout the 2023 calendar year. The top 100 agents sold 11,061 properties, down slightly from 11,642 in 2022. Meanwhile, the top 10 agents sold 1,508 properties in 2023, down from 1,680 in the previous year.
There was a corresponding decrease in the combined value of residential properties sold from $23.6 billion in 2022 to $22.4 billion in 2023 across the top 50 agents. The decline was modest across the top 10 agents year on year, from $5.07 billion to $5.04 billion.
Average sales price rises
The average sales price has mirrored market conditions where persistent buyer demand and low stock have pushed up property prices. The average sales price across the top 100 agents rose from $2.17 million in the 2023 ranking to $2.28 million this year. Similarly, it rose from $2.98 million to $3.31 million across the top 10 agents.
The top 100 agents sold an average of 110.7 properties this year (down from 116 in 2023), while the top 10 sold 150.8 (declining from 168 last year).
Days on market remained steady across the top 100 agents at almost 33 but decreased across the top 10 agents from 34 to 25.1 this year.
Analysis of the data enables us to create a profile of the best and brightest agents in Australia. For example, the average top 100 agent had 17.66 years of experience in 2023, while the top 10 had 22.1 years in the industry. The top 100 and top 10 agents had 2.5 and 2.7 support staff respectively.
This year’s ranking was determined by using a range of metrics, including the number of properties sold, total dollar volume of properties sold, and average sales value across the 2023 calendar year.
Each agent is ranked comparatively across these three metrics against their peers, with the combined comparative score used to rank Australia’s top 100 agents.
Publishing the ranking annually offers insights on ongoing trends, patterns, and opportunities, as well as how agents are tackling economic headwinds impacting the property market.
