The ranking provides industry-wide recognition to female agents who have gone above and beyond for their buyers and vendors and succeeded in obtaining strong sales prices despite battling numerous challenges.
It also singles out women who set strong professional performance standards throughout the 2023 calendar year, empowers them to win more listings, and offers a benchmark for excellence that other agents can aspire to.
Combined number of residential properties sold
Despite agents facing multiple economic headwinds like higher interest rates and a housing supply shortage, there was only a modest decline in sales transactions. The top 50 women in real estate sold 4,184 properties for a value of $8.4 billion in 2023, down from 4,589 properties sold for $8.5 billion in 2022.
The top 10 agents made 1,064 transactions for $2.68 billion, down from 1,137 properties sold for $2.72 billion in 2022.
Average sales price
The average sales price climbed from $2.2 million to $2.4 million across the top 50 agents, and from $2.5 million to $2.6 million across the top 10 agents in 2023, mirroring the overall growth in home values across Australia.
However, the top 50 agents sold fewer properties on average (down from 92 to 84). Analysis of the top 10 women in real estate also revealed a downward trend, from 114 to 106 year on year.
Likewise, the average value of these transactions fell from $169.5 million to $167.5 million across the top 50 agents, and from $272.4 million to $268.4 million across the top 10 agents.
The rankings are determined by using a range of metrics, including the number of properties sold, the total dollar volume of properties sold, and the average sales value across the 2023 calendar year.
Each agent is ranked comparatively across these three metrics against their peers, with the combined comparative score used to determine the top-ranked Australian agents.
The annual rankings also illustrate changing or ongoing trends in the real estate industry, while highlighting opportunities and challenges impacting Australia’s property market.
Analysis of the data allows us to create a profile of the top-performing women in the Australian real estate industry. For instance, the top 50 female agents had an average of 16.1 years of industry experience compared to 17.3 in 2022. The top 10 agents had spent an average of 18.7 years in the industry, compared to 20.2 years the previous year.
The top 50 and top 10 agents had two and 1.8 support staff respectively last year.
In the coming weeks, REB will release a series of articles containing insights from some of our Top 50 Women in Real Estate across Australia about the strategies they implemented to succeed and tips for other agents. Keep an eye out for those!
