The REB Top 100 Agents ranking, partnered in 2019 exclusively by ActivePipe, has set the benchmark for success in residential real estate sales for eight years, identifying and acknowledging the leaders in the industry.

Set against a backdrop of ongoing cooling in some of the country’s premier markets, relentless prop-tech disintermediation and pressure on the core traditions of Australian real estate, the 2019 REB Top 100 Agents unveils a group of resilient agents, setting an almost impossible standard that will be difficult to reach, let alone surpass, in the years ahead.

The metrics used to generate the REB Top 100 Agents ranking include the number of properties sold, total dollar volume of properties sold and the average sale value.
Each agent is ranked comparatively across these three metrics, with the combined comparative score used to determine the top-ranked agents in the country.
Since its inception, the REB Top 100 Agents has grown inexorably. In 2019, this trend continues.
The total number of sales for the top 100 fell slightly to 9,348 from 9,507 in 2018 but remained up from 2017’s 9,302 and 2016’s 9,012. Confined to just the Top 10 agents, the total number was up to 1,436 from 1,378 in 2018, which is still behind 2017’s 1,555, although ahead of the 1,264 sales made in 2016.

Similarly, total dollar value of sales fell to $13.9 billion in 2019 for the top 100, from $15.6 billion in 2018 and from $14.2 billion in 2017.
It is on par with 2016’s $13.9 billion. For the Top 10, it held steady at $3.4 billion in 2019 as it was in 2018, up from $3.2 billion in 2017 and $2.7 billion in 2016.
This trend was consistent for average dollar value of sales per agent, which fell from $155.6 million in 2018 to $142.2 million in 2019 and held par with 2017’s $142.2 million for the top 100.
It rose to $345.4 million in 2019 from $344.0 million in 2018 and $318.8 million in 2017, for the Top 10.
An analysis of the statistics reveals the profile of a top 10 agent is someone whose experience has remained stable year-on-year – from 18 years in the business in 2016, 22 in 2017 and 21 in 2018, to 20.9 in 2019.
They have 3.1 support members in their team on average in 2019, up marginally from 3 in 2018, the same as they did in 2017. Contrast this against a typical top 100 agent, with the average experience having increased to 17 years in 2019, from 16 in 2018 and 15 in 2017, and with only 2.3 support people – up marginally from 2 in 2017.

Somewhat surprisingly, given the continued cooling market conditions across both years under review, the average sale price only saw a small decrease to $2.4 million for the Top 10 in 2019, from $2.5 million in 2018, but was up from $2.0 million in 2017. The average sale price for the Top 100 dipped slightly to $1.5 million in 2019, from $1.6 million in 2018, but was even with 2017.

Average commission fell from 1.76 per cent in 2018 for the top 10 to 1.67 per cent in 2019, while it came in at 1.62 per cent in 2019 for the top 100.
