As challenges mount for agents amid rising interest rates, turbulence in the property market and deflated buyer demand, the state-based ranking provides industry-wide recognition to agents who have ingrained themselves in their local area and gone above and beyond for clients while achieving outstanding sales numbers.
The ranking recognises that a local approach is essential in real estate. It celebrates South Australian agents who have set strong professional performance standards and empowers them to win more listings.
Moreover, it offers a record of achievement that others can emulate.
TOTAL NUMBER OF SALES
While the property market boomed during the peak of the COVID-19 crisis, it lost steam in 2022 due to rising interest rates and inflation.
These economic headwinds saw the total number of properties sold by South Australian agents tumble by 21.4 per cent year-on-year to 4,350 in the 2022 calendar year. Out of this, the top 10 agents sold 1,334 properties, compared to 1,437 properties in 2021. The total dollar value of sales across the top 50 agents rose, however, from $3.3 billion in 2021 to $3.4 billion in 2022. Across the top 10 agents, this figure increased from $1.2 billion in 2021 to $1.4 billion in 2022.
Properties spent 15 fewer days on market in South Australia, with the top 50 agents taking 25 days on average to sell a property, compared to 40 days the previous year.
The top 10 agents took 20 days to sell a property, slightly lower than 23 days in 2021.
The average sale price increased despite a challenging economic environment from $718,958 to $807,071 year-on-year across the top 50, and from $977,921 to $1.1 million across the top 10 listed agents.
Average listings for the top 50 are 81 in 2020, down from 88 in 2019, while average listings for the top 10 are 80 in 2020, down from 116 in 2019.
Publishing the ranking annually reveals ongoing trends and opportunities, as well as challenges impacting agents and the property market.
The ranking is determined by using a range of metrics, including number of properties sold, total dollar volume of properties sold, and average sale value across the 2022 calendar year.
Each agent is ranked comparatively across these three metrics against their peers, with the combined comparative score used to determine the top-ranked South Australian agents.
Analysis of the data allows us to create a profile of the top-performing agents in South Australia. For instance, the top 50 agents had an average of 12.7 years of industry experience while the top 10 had 14.2 years, both down from 15 years in 2021.
The top 50 agents had 1.18 support staff to assist them, while the top 10 agents had two support staff on hand.
