Open house

Last week, Residential Property Manager asked PMs what their most memorable open for inspection experience has been. PMs crawling through windows, toilet dramas and unwanted surprises are just a few…

Vacancy dedication

Commenting on the RPM Facebook page, Sandra Morgan said she had organised to meet prospective tenants at a property on a Saturday morning.

It was the first viewing after the previous tenants had vacated, so the first time I had to use the key. The problem was the keys did not fit, so I found myself climbing through the toilet window to get in! I had bruises all over my legs for the next week. Those aluminium window tracks are sharp!quote marks

Locked in

Elizabeth Henley can still recall an open for inspection 15 years ago.

Quote marksI had just started as a leasing clerk and I managed to leave the key in the front door on the outside. The door slammed shut locking not only me but about 10 others in the apartment. I had to call my manager to come and let us out. Not ideal!quote marks

Clearing a packed property

Sarah Latham-Somers was opening a small one-bedroom apartment in Kirribilli that had people queueing out the front to view it.

At the busiest time during the open, I had an old fellow arrive who barely spoke English and decided to use the toilet. I was in another room and didn't realise what was happening until people started almost running out the front door. Needless to say, the apartment cleared really quickly after he had finished his business.quote marks

Surprise, surprise

Mark Dowling’s eyes experienced an unpleasant scene when he was opening up a vacant property.

[I was] opening a vacant property only to walk in on the owner’s older painter making out with his girlfriend. He went on to say she arrived early for the open so he showed her around.quote marks

Ray White Echuca had organised a sales open for inspection for a tenanted property.

It was an old home that had curtain divider in the sleep out. I had called out when I arrived and there were no tenants home, so I opened up and stood out the front to greet prospective purchasers. The first group went in and came out after they had inspected the property laughing as they said, 'Did you see the two guys and a girl asleep in the one bed in the back room behind the curtain?' Ah that would be a 'no I didn’t'!'quote marks

Erin Marr said her principal was also doing a sale open house on one of their rental properties.

Quote marks

He found the tenant … in the bed and in a very deep sleep dream. The tenant wouldn't wake up so he had to close up the house and turn the perspective purchasers away.quote marks

Forgotten child

Simone Files had to call the police after all prospective purchasers had left the property but a three year-old child still remained.

The boy had just wandered in off the street after escaping the house down the road he was visiting after his midday nap - no-one knew he was missing.quote marks
