By retaining the services of a top architect to re-position a classic Sydney eastern suburbs home, one of the country’s premier agents has set a new market record for a semi-detached house.
Ranked 10th in REB’s Top 50 Women for 2017, Laing+Simmons’ D’Leanne Lewis has broken the record for the highest price paid for a semi-detached home when she sold a Rose Bay house under the hammer for $4.75 million.
Ms Lewis said that the cornerstone of the selling campaign was re-engineering its market positioning.
“The property underwent a brand-new architectural transformation to completely reinvent it as a contemporary, luxury home with classic period touches,” the agent said.
Ms Lewis said that she called in “acclaimed” Sydney architect Julian Brenchley, who was the “creative mind behind the cutting-edge design”.
Mr Brenchley’s transformation broadened the home’s appeal by creating low-maintenance and flexible living spaces.
“The four generous bedrooms are served by three luxe bathrooms and powder room,” Ms Lewis said, “while the home’s off-street parking, beautiful surrounds and easy level stroll to shops, cafes and the ferry make it the ideal Sydney eastern suburbs pad.”
Ms Lewis added that the “stunning” harbourside home was the subject of “spirited” bidding by six registered bidders.
She said that an incredible 120 parties went through the property prior to auction.
“We anticipated a competitive auction and the vendor was not disappointed.
“Not only does this sale highlight the demand for quality residences that combine a prime location with the eastern suburbs lifestyle, it also demonstrates the value of a smart and well-executed re-positioning campaign.”
She also said that the record sale has set a precedent.
“We’ve been conditioned to expect more subdued prices this year, but this sale shows that demand for exceptional quality homes is enduring,” Ms Lewis said.
