SA government pledges to ease supply in Southwark

The South Australian state government has unveiled plans to restore the historic Adelaide suburb of Southwark, delivering a $1 billion mixed-use development at the former West End Brewery site.

The foundations of Southwark were first established in 1881, featuring streets of cottages along the edge of Adelaide’s Park Lands.

According to a statement released by the South Australian state government, the project will see the area’s 300 current homes expanded to 1,400 dwellings, addressing housing demand in the edges of Adelaide.

It is hoped that the project will preserve important elements of the site, including the Walkerville Brew Tower and the foundations of Colonel William Light’s Theberton Cottage.

Nick Champion, Minister for Housing and Urban Development of South Australia, highlighted that the development aims to reclaim Southwark’s identity while honouring its history.

“The billion-dollar housing development at the former brewery site will transform the inner west and be a catalyst for future development in neighbouring areas,” he said.

The housing development will include affordable housing, retail, commercial and community spaces, with at least 20 per cent of homes designated for affordable scale or rent through HomeSeeker SA.

Premier of South Australia, Peter Malinauskas, emphasised that Southwark is a “well-connected” site for the state government to work with developers on building a community for South Australians to “live and work just a stone’s throw from our beautiful city”.

“Given its proximity to the CBD, Biomed Precinct, universities, Park Lands River Torrens, services and amenities, Southwark will be an enviable suburb and an ideal new home for first home buyers, and downsizers, not to mention the many essential workers that keep our state ticking,” Malinauskas said, acknowledging the benefits for future residents of the area.

The site will also feature sustainable urban design, a revitalised River Torrens Linear Park Trail, and over 6,000 square metres of upgraded green space.

Residents and businesses in streets surrounding the former brewery site, which were part of the original Southwark suburb, will be consulted on whether they wish to be included in the restored suburb.

The consultation process will involve around 420 homes and businesses in the area bounded by the River Torrens, Port Road, Light Terrace, and Dew and Stirling streets.

Impacted residents and businesses will have the option to provide feedback on the proposal once the consultation occurs in the coming months, with formalisation expected by the end of 2025.

The Labor government has noted that the development is expected to generate significant economic and environmental benefits, such as 4,000 construction jobs and 150 ongoing roles in retail and hospitality.

Civil construction is scheduled to begin within months, with the first residents anticipated to move in by late 2026.
