A South Australian agency has achieved a great auction result by recognising the importance of educating buyers and vendors.
Christine and Michael Holowiecki of Keeping It Realty have used a professional video to promote a 3-bedroom house in Melrose Park that sold at auction for $535,000.
The couple also took their vendor through the process of selling the property, gaining the listing through their long-standing relationship with her, which they had nurtured over time.
“We were also helping her with purchasing another property,” Ms Holowiecki told REB.
“The agent on the property that she had wanted to buy wasn't helpful, and so we just guided her with what she needed to do in terms of getting her financing in order.
“We offered her a couple of options of mortgage brokers and explained the process of buying property.”
Keeping It Realty considers education a critical part of the transaction process, Ms Holowiecki explained.
“We are of the mindset that while it may be easy for agents when we're doing it on a day-to-day basis, for the everyday person it's actually quite a daunting experience,” Ms Holowiecki said.
The agency put together a video for the property and are in the process of building up a YouTube channel to display properties and educate buyers around the auction process.
“It's something that we definitely want to build up, incorporating how-to tips for buyers. When you can translate via video how to buy at auction, it's not so daunting,” Ms Holowiecki said.
“We just want it to be more of an educational channel and something people can make reference to when they're transacting real estate.”
Their property videos have been successful so far, helping to generate interest in the property at Melrose Park and also resulting in a sight-unseen purchase of another property.
“In the past, buyers have bought via a property video from either being interstate or, in one case, in Kangaroo Island, where they couldn't get to Adelaide,” Ms Holowiecki said.
“And we got an exceptional result for that property as well. It was $60,000 higher than the vendor was asking, and that was sold through a property video.”
Keeping It Realty’s YouTube channel was established recently and the agency hopes to build it up in the coming months to continue to educate buyers and vendors.
“Often you'll find that it's their biggest purchase in life ever, and so we'd just like to make that process as stress-free as possible,” she said.
