A recent survey has revealed that some buyers would offer 25 per cent less than the asking price for a poorly presented property.
Justine Stedman, director and principal stylist of Vault Interiors, said these results came as no surprise, as “in a tough marketplace, property presentation can really make or break a sale”.
“Over the years we have seen unstyled or poorly presented properties have very little interest, only to sell over reserve following a spruce-up by a professional stylist,” she pointed out.
In light of this, Ms Stedman provided some key tips for preparing a home for sale:
• Improve your street appeal by tidying gardens and repairing fences or guttering. Add a fresh coat of paint and ensure there is a clear pathway to the front door
• Remove excess furniture and personal items to declutter the space, as too many items can make a property feel small
• Set up the property well in advance by opening all the curtains and blinds. Turn on the heating or air conditioning, open balcony doors and windows and turn on lights and lamps in order to make the property feel light and airy
Ms Stedman also emphasised that finishing touches create good first impressions.
She suggested adding bright scatter cushions, colourful throws, a bunch of flowers and scented candles to the living area to make potential buyers feel welcome at the open homes.
