An independent real estate office in East Melbourne has adopted a smart new tech initiative from a Sydney developer to gain a unique competitive advantage with both vendors and buyers.

Caine Real Estate has adopted Snaploader’s 3D interactive floor plan technology, in a move it says will give it a ‘massive bonus’ in bringing extra people through the door.

Caine Real Estate marketing manager Nick Caine said the new technology has many advantages, including increasing ‘dwell time’ – the amount of time people spend on the website.

“This is the real advantage of a 3D floor plan. People will typically spend two to three minutes looking at a 3D floor plan online, which is much longer than the average dwell time on a conventional real estate website listing,” he added.

“Anything that makes them linger is worthwhile. In the age we live in, getting someone to spend a few minutes and play with a floor plan is a great thing,” Mr Caine said.

After testing the technology at the high end, Caine Real Estate is now introducing it for all listings: “We think it’s very valuable, so we are in the process of incorporating 3D floor plans even in our budget marketing package.”

The technology is also available for mobile devices.

“It doesn’t need an app. You are straight into the image from the browser, on a PC or a phone. And it integrates with all the major portals – realestate.com.au, Domain and the others,” Mr Caine said.

He said the reaction from both vendors and buyers so far has been “very positive”.
