A top real estate trainer shares his key recommendation for agents looking to improve their email marketing, get more listings, increase their sales and accelerate their earnings.

Speaking at AREC earlier this year, Josh Phegan gave agents the one tip he uses for better email communication between agents and clients.

“I want you to add you to your database,” he said.

Receiving your own marketing content and being able to look at it from an outside perspective is the best way to review it and make sure it is delivering your intended message, he said.

Mr Phegan told agents at the conference to imagine dealing with themselves through the eyes of their own customers, and see if they were happy with the outcomes and would refer themselves on.

It doesn’t matter how big your database is, he added. If you aren’t taking into consideration how you’re making your clients feel then you will experience a blockage and will not be able to convert clients into sales.

Mr Phegan shared one of his favourite quotes, “If you would sell what John Smith buys then you must see through John Smith’s eyes”, which he said helped him understand how important it is for his customer service that he see his business from the perspective of a client.

Whether dealing with a buyer or a seller, Mr Phegan said agents should think less about the importance of the sale and focus instead on the emotions behind the transaction and how the agent would like to be dealt with if the situation was reversed.

Adding yourself to your email list would allow you to “see what you get from you” said Mr Phegan, something he recommends every agent do to improve their language skills.

Consistency and understanding the power of language are the two things that will separate your marketing from the rest of the herd, he concluded.
