How this agent sold an $11 million property – using an app you’ve probably never heard of

A leading agent in Queensland used a lesser-known social media app to target a select group of buyers, resulting in the sale of an iconic Aussie mansion.

By growing his profile on WeChat, Ray White Broadbeach’s Sam Guo has amplified his exposure to the Chinese investor market – and sold Summer House, the luxury Gold Coast mansion featured in Crocodile Dundee 2, for $11 million. 

With around 35 per cent of his listings sold to Chinese investors, Mr Guo said WeChat is “a revolution” for the Chinese people.

“It’s so easy and instant to communicate with buyers,” he said. “The person who bought Summer House was told about it by their friend who saw it on my WeChat page.”

Mr Guo’s profile has become such a reliable source of Gold Coast property for the Chinese investor market that another buyer recently purchased a $2 million house via WeChat – without even viewing it.

“The buyer was in China and was interested but couldn’t get over to Australia to view the property,” Mr Guo said.

“I went to the house and called her on FaceTime, walked her through the whole property, showed her everything. It was perfect for her so I sent her the contract and went through each page with her.

“The day she picked up the keys was the first day she actually saw the property in real life.”

Mr Guo estimates his WeChat sales for the last financial year to be worth $20 million.

He also expects the influence of WeChat on the investor market to increase.

“This weekend I have a couple coming up from Melbourne who want to look at Gold Coast property because someone who follows me on WeChat referred them.

“Last weekend I took a couple from Sydney around the Gold Coast and they had also been referred to me,” he said.

With sales of $110 million in the last financial year, Mr Guo was announced as the Ray White Group number one performer this month.
