A new property data portal has been released, allowing agents to build real estate intelligence in their local catchment area and grow their brand and presence.
PropertyNerd keeps track of listings and sales, and incorporates the agent’s details, including an image, into each property’s market history.
It then makes the results available to interested parties, including local real estate agents, sellers and buyers.
PropertyNerd CEO David Forbes said residential real estate is a personal business where sellers and buyers have more interest in the individual agent than the agency.
“And individual agents move across several agencies in their career. So we track and present all the listings and sales by agent, not just agency, and this gives our users a more personal connection with the properties they are investigating,” Mr Forbes said.
He said the new portal allows agents to demonstrate how much they are in touch with their local market.
“Agents typically just present past sales to prospective customers without saying anything about how long those sales took to achieve or how much the price was adjusted in the process.
“PropertyNerd allows agents to present prospective vendors with a graph which shows how similar properties fared when they listed at particular prices.”
Mr Forbes said the data “confronts” vendors with the realities of the market they are in.
“This makes them more realistic about the price they are likely to achieve, making for quicker sales,” he said.
Other features of PropertyNerd include a convenient vertical search panel and a greater variety of search options, allowing for better tracking and more precise searching.
