Investors, sellers and agents should capitalise on the silly season and end-of-year slowdown to get their properties on the market, Tom Panos says.

According to Mr Panos, it’s best to do it now.
“What you want to do is, you want to beat the pack,” Mr Panos said on Sky News’ Your Property Empire.
“Make sure you have your photos, your video, and potentially have your auctioneer booked too.”
Mr Panos said it is always best to be on the market in isolation, not in competition. He said that there will be a surge of buyer activity in January, a month that gets the most views on realestate.com.au.
“What we are saying is, there won’t be many properties on the market in January. There will be lots of buyer inquiries there, so have that first-mover advantage.
“I would be talking about activating the process with your agent, even if you don’t start the full-on marketing until later on in the new year.”
Mr Panos added that there is also a possibility that an interested buyer could rock up just before Christmas, and make a good offer.
