Smart new tool to help in securing higher initial offers

In a market that has grown rapidly but lacked innovation, one of Victoria’s leading real estate agencies has introduced a clever new tool that could change the way buyers go about shortlisting properties they are keen to make offers on. 

Niche group hockingstuart has partnered with a global digital visualisation expert DIAKRIT to develop an online tool that allows buyers to digitally furnish renovate potential homes online, thereby allowing them to judge value more accurately and submit higher initial offers. A kitchen styling application also enables buyers to re-design the kitchen using existing photos.

CEO Simon Jovanovic says the network intends to change the house hunting journey.

“It’s no secret that buyers spend hours online searching for properties while juggling platforms such as Instagram and Pinterest to research interior design schemes,” he said.

“This suite of tools will enable home hunters to visualise their dream home on the one platform.”

Executive vice president and co-founder of DIAKRIT Dick Karlsson said the tool creates an emotional journey for the buyer before they even see the property up close.

“Our research shows that a 3D floorplan can generate up to 17 per cent more leads than a regular 2D floorplan because it speaks to the heart.”

“Buyers are also incentivised to engage, with our data showing that really engaged users spend around 20 minutes using our tool."

Mr Karlsson also said the amount of information on offer to the buyer is unprecedented – and honest.

“Every 2D floorplan we design is to scale, and we avoid wide lens photography so every photo is accurate,” he said, adding that what buyers see is what they get.

Hockingstuart says that by June this year its properties listed on the agency’s website, realestate.com.au and domain.com.au will offer 3D floor plans, a furnish and renovation application, a kitchen styling application and panoramic tours in 360 and VR.

It is currently running a pilot phase of the technology via hockingstuart St Kilda, with the office’s first DIAKRIT listing receiving over 500 views on realestate.com.au within 24 hours of going live.

The tool will be rolled out across the 50-office network over the next five months.
