Every agent wants to be at the top of their game, so why not listen to the best? Alexander Phillips, ranked number one in REB’s Top 100 Agents in 2016, shares his top tips for success.

Speaking to REB on the Secrets of the Top 100 Agents podcast, Alexander Phillips reveals his top tips for more listings, marketing and utilising technology.
Listings
For agents who want to improve their number of listings, Mr Phillips suggests looking for different ways to improve. One such way is by employing a coach.
“Michael Jordan still had a coach when he’s at top of his game, so you look at even the best sportspeople. You’ve got to keep getting better,” Mr Phillips said.
He said being humble also increases an agent’s chances of improving their listings.
“When you do start doing a lot of sales, I see agents become arrogant, they’re not humble, they’re not approachable.
“That’s something that we’re not. We’re very approachable, easy to deal with, and although we were top of our game … it’s not about us, it’s about the consumer and the client. It’s always been about that.”
Marketing
Mr Phillips agents who want to excel in marketing need to constantly give their clients something they can benefit from, while keeping in mind how time poor these clients can be.
“Our marketing is not about how good we are, but what that sale means to them and what they can do to benefit from it,” he said.
Consumers these days do not want to talk with people unless they are getting something out of it, Mr Phillips said.
“If it’s about you ... they don’t care, so it’s more about the consumer and how they can benefit from it.”
Technology
Using new technologies is one way agents can improve their efficiency. Mr Phillips said agents need to keep an eye out for any new technologies that can be integrated within a business.
“It’s always [worth] looking at what’s new that’s coming out, and making sure that you do investigate it to see if it’s something that you can use within your office,” he said.
“It might be [a] database system, maybe a new phone system, some sort of social media, but making sure that you know what’s out there and looking into it and seeing if you can work it into your business.”
