Creating and maintaining a database is the backbone of the real estate agent’s business, and having a quality CRM system is essential. Which CRM systems are most REB Top 100 agents using?
Some 27 per cent of REB Top 100 agents 2017 turn to Agentbox for their CRM requirements, while a whopping 40 per cent of the top 10 agents also use Agentbox.
Top-ranked agent Alexander Phillips, of Phillips Pantzer Donnelley, said Agentbox is his preferred CRM database system.
Mr Phillips said his biggest challenge last year was managing all the moving parts of the business effectively.
“To continue to build the business while still appraising over 450 properties and selling 192 properties, time management was the key,” he said.
Mr Phillips said building a database starts from day one.
“If I was stepping into a real estate agency for the first time and I was 18 or 19 years of age, the first thing I would be doing is, obviously, making sure that as many people go on my database.
“[I would do this] through either cold calling, old open house books, expired listings or working my own network. I think it’s about making sure that you maintain a relationship with those people with market updates, market forecasts, just sold, just listed, and continually building it.”
Mr Phillips also said that not much has changed, despite him being named the top agent in Australia.
“Basically, what I do now is what I did 15 years ago. Nothing’s changed, which is calling people, giving them relevant information, seeing if they’re an actual buyer or a seller.
Other CRM systems that are popular with agents are Box+Dice, used by 20 per cent of the top 100; MyDesktop, used by 12 per cent of the top 100 and Complete Data which is used by 11 per cent of the top 100.
