Workload pressures increase for PMs

A property manager's workload continues to increase as landlords and tenants demand higher professionalism, according to one leading agent.

“Over the years the required attention to detail and consumer expectations has had a significant effect on property management and property managers,” Gerard Hill, director of Raine & Horne Newtown, told Residential Property Manager.

Mr Hill has over 25 years of real estate experience and believes the standard of work demanded by clients is at a much higher level then when he first began in the industry in the 80s.

“The level of detail and the standard demanded by both tenants and landlords requires a lot more work than the late 80s, and the repercussions from errors can be devastating for a business.

"Compliance with the Act has also heavily increased a property manager's workload. Smoke alarms ... for example, was not something that we ever used to worry about.” 

Similarly Karen George, property manager director at Richardson & Wrench Caboolture, who has been in the industry for 21 years, said a property manager's role has changed dramatically due to the industry being highly regulated.

“The workload to safeguard all parties involved with a tenancy is always increasing,” she told Residential Property Manager.

“To cover the increased workload comes the need to hire new staff and create new systems to ensure compliance.”
