Sustainable and energy efficient properties can attract premium rent prices and secure long-term tenants, according to a green energy training company.
According to Chiara Pacifici from Perth-based training organisation Green Gurus, tenants, landlords and property managers can all benefit from green energy in the long run.
“Sustainability measures and energy efficiency has helped to achieve price premiums close to 10 per cent in some commercial buildings, and with the exponential rise in electricity prices it's making financial sense for householders to go green too," Ms Pacifici said.
“The investment is often paid back within three to five years, in fact people are using some of the equity in their homes to loan against these upgrades.”
Property managers can add value to their landlords who own properties with sustainable features by pointing them to valid subsidies.
“Property managers could do more to know what subsidies their landlords can access - such as hot water system replacement - that will reduce the upfront cost for the landlord and deliver long-term benefits for tenants,” said Ms Pacifici.
The news comes as property developer Psaros undertakes their new luxury green development.
The development will incorporate green initiatives such as energy efficient appliances, smart metering, electric vehicle charging and solar PV options for every buyer, according to Mike Enslin, managing director at Psaros.
“We’ve always been keen observers of sustainable solutions but felt ill equipped to make a meaningful commitment," he said. "To us, it was about more than simply adding in a few solar panels or solar hot water; we were looking for a holistic solution.
“After discussing the project with Green Gurus and eTool, we at last had a framework that could underpin our sustainability initiative and add a whole lot more for future residents.”
Ms Pacifici claims a green property gives a point of difference, which is attractive to tenants.
“Real estate agents, property managers and strata mangers can do more to enhance the services they offer - they just need to plug into the wonderful world of knowledge and get savvy on all things green for housing," she said.
"…it's the way of the future and if they wish to cut a unique niche in the marketplace and be seen as innovative, they should learn more about sustainability and how it benefits all parties. By doing so, they can better advise and promote these benefits to all parties."
