Succession planning for staff at all levels is a must in property management, according to one leading real estate coach.
According to Fiona Blayney of Blayney Potential Plus, many real estate agencies do not have systems in place to handle the sudden departure of a staff member, at any level.
“We have succession planning for directors and owners,” Ms Blayney told Residential Property Manager.
“But we don’t put systems in place for our senior and junior property managers.
“Your entire team needs to be functioning in a very similar way, we are not going to be the same because we have different personalities, but when someone unexpectedly leaves there is a huge gap to fill and everyone has to chip in to help, but that takes a lot of planning and stress.”
Recently Ms Blayney assisted a client who had two staff members suddenly leave the office due to personal reasons. This left a gaping hole to be filled in their property management department.
“This is a topic that is close to my heart at the moment,” she said.
“Whether the person is gone for a long or short period of time, the gap is very stressful on the balance of the team, especially if there is an illness in the team.
“Attempting to pull together and deal with that person's portfolio or role, especially if they are not following the same systems as everyone else, creates unneeded stress.
“It is important everyone is working in the same way.”
