An innovative competition by a Brisbane-based agency not only has its tenants looking after their gardens and lawns, it’s also helping build relationships that keep landlords happy.
Ray White Browns Plains’ ‘The Grass is Greener’ competition gives its tenants the chance to win one of three Bunnings gift cards worth up to $200 if they “maintain and present their gardens amazingly”.
Niki Spresser, office administrator and person responsible for property management at Ray White Browns Plains, said tenants often didn’t get the recognition they deserved.
“They often get a bad rap,” she said, adding that of the roughly 350 tenants they managed, a majority were excellent in meeting their responsibilities.
Ms Spresser said she often came up with competitions to help foster closer relationships with their tenants, and to show them how much they are appreciated. “Without tenants we have nothing,” she told Residential Property Manager. “Happy tenants, happy landlords.”
The competition not only helped encourage some tenants to improve their gardens and lawns, but for those that already took pride in their yards the competition has given them a greater sense of self-worth.
One lady who couldn’t use email actually came in to drop photos off at the office, Ms Spresser said, so proud was she of what she had done with the property’s garden.
News of the competition reached the local newspaper.
Tenants were sent competition entry forms by email or post, and the competition ends on 15 March.
