Property managers should press the flesh and become an integral part of the local community should they wish to grow their business and retain tenants throughout their rental lifecycle.
Selling yourself through social media and adding personal touches to emails and professional correspondence is also a fantastic way to grow both a rent roll and long-term business.
Business development manager of LJ Hooker Cessnock Mellissa Gibson said today’s tenants are tomorrow’s buyers and ultimately what you need to do as a property manager is retain a customer for life.
Ms Gibson believes to find these customers you need to get out and be part of the community when you are not keeping them informed. Good property managers, according to Ms Gibson, follow the mentality that a tenant can become a customer for life.
“We hold a lot of information nights for tenants on simple things like the best way to landscape a garden, effective home security and the like, and having a newsletter dedicated to concerns of tenants is a good way to communicate,” Ms Gibson said.
“But the best way to grow your profile is to adopt a community approach and become heavily involved. Consider doing charity work and send out birthday cards… We even have a bear club for children, host a teddy bear’s picnic and run an annual postie bike race."
Michel Becker from Real Property Management Australia said you need to be proactive with clients and the local community in order to grow a property management business.
He said a good way to start is through referrals. Most clients, both tenants and those he manages properties for, may think you are not interested in growing your business or are already at capacity.
“We are looking to grow our property management business soon and the best way to do that is start with letting current clients know if they are happy with our service then please refer us to your friends,” Mr Becker said.
“We are also looking to grow our referrals network through contacting sales only agencies or mortgage brokers, buyers’ agents, things like that.
“People are important to a property management business so gaining grassroots support is important.”
Bob Walters, Executive Director of Leading Property Managers of Australia said providing regular articles to the media relating to rental property issues is a great way to become known as the local property management expert.
Mr Walters said including a photo in your email signature with a link to a personal profile as well as using a personal profile video are good places to start.
