3D rental listing an industry first

A property management principal has pulled off a major first for the industry with the completion of a 3D tour of a rental property online, reaping phenomenal results.

Pure Leasing director Cameron Ewers, who is located in Western Australia, recently teamed up with a friend’s business that specialises in 3D technology to utilise it in the listings process of real estate.

“A friend that I have known for a long time approached me about it and between us we talked through how we could make it work for real estate,” he told Residential Property Manager.

“He had no idea of how to turn this really cool stuff that we can do into something that would actually be used  so that is where I helped him.

“It has probably been about four months or so since we started working on the project together,” he added.

Mr Ewers said that as far as he is aware, this technology is a first for the industry.

“Todd Breen, who is in Florida and the 2D video walk-through guru, had never seen something like this when I put it to him,” he said.

Mr Ewers has created two 3D videos – one an interactive “Google street view” style of a property and an automated, cross section/bird’s eye view of a property.

“The interactive video is so the prospective buyer/tenant can literally walk their way through the entire property and have a full 360-degree view,” he said.

“We've also done video fly-throughs that have cross sections/bird's eye views of the properties, which is really cool.

“The interactive one was quite easy but the automated one is where it needs more attention because in order to create the automated one you have to do the interactive one – so it is like Part A of the process.

“The feedback on the automated one has overall been amazing, but there are ways that we can try and improve its ability to see glass tables and things,” he added.

Mr Ewers said feedback over the new technology has been very positive and everyone who has witnessed it wants it for themselves.

“Where it stems from and where it would be applicable is if you get husbands or wives relocating and usually only one of the two can actually see the property and they have to usually make a decision pretty quickly,” he said.

“And the other half might be interstate or overseas, and it is really hard for the whole family to see the house.

“Also just planning for your move, where you would put furniture, you can really study the house and it is literally the same as being in the property,” he added.

On future plans, Mr Ewers said Google Glass could evolve the process even further.

“Google Glass could be a really cool thing because what I would like to see is the ability for the agent to go in with Google Glass and be able to literally walk people through the property in real time,” he said.

“There is twofold to it – obviously there is the marketing, the leasing or sales process, but also property condition reports, routine inspections and that type of thing.

“I think it will become the norm within five years for the industry,” he added.
