Top tenant turn-offs

A property group has listed the top rental 'turn-offs' landlords are urged to avoid to secure a tenant more quickly.

With recent figures showing Perth’s rents are cooling, landlords are being urged to avoid the turn-offs that, increasingly, discerning WA renters will steer clear of when it comes time to selecting a rental property.

According to Jones Ballard Property Group, the top rental turn-offs are no air-conditioning; no security fittings; poor cleanliness; and having to do garden chores.

By contrast, lifestyle, comfort and personal safety were high on the list of amenities renters are looking for as the cycle turns to a tenants’ market.

Air-conditioning, preferably reverse-cycle, takes out top spot on the prospective tenant wish list, followed by security, specifically demand for adequate door and window locks.

Next on the list is overall cleanliness of the property on presentation, and lastly, a low-maintenance garden.

Jones Ballard Property Group business development manager Kayleen Eastman said that after more than a decade of showing prospective tenants through thousands of properties across Perth, it was clear that lifestyle factors were now the biggest prerequisites.

“We are well past the days of a roof and four walls-style rental properties,” she told Perth Now.

Ms Eastman said according to the REIWA’s latest figures, Perth’s vacancy rate has risen to 4.1 per cent, which has increased a third from 12 months ago.

“As such, there are fewer prospective tenants in the market, and those who are, are increasingly discerning and seeking a higher level of fit-out,” she said.

“Unfortunately, a number of landlords are discovering that a lack of creature comforts along with an absence of basic security can quickly lead to downward negotiations in rental prices.”
