Leading PM masters online lead generation

One of the industry’s elite property managers has made a big investment in YouTube videos and Google reviews to grow his business.

Melbourne Real Estate team leader Leigh Edwards has been rewarded for his technology strategy by being nominated for the Metropolitan Property Manager of the Year award at the Real Estate Business Awards.

Mr Edwards told Residential Property Manager that YouTube videos are one of the agency’s most important marketing tools.

Melbourne Real Estate has generated more than 200,000 views on its three-year-old YouTube channel, which contains dozens of listings videos and a range of consumer education videos.

Mr Edwards said Melbourne Real Estate has also focused on maximising the power of the Google reviews feature by pushing happy clients to post comments.

“Someone who’s looking for a property manager is going to jump on Google and search for one, and if our Google presence is good then we’re going to be popping up as the first agent on the list there and the first one that our potential clients will go to,” he said.

There are currently 61 reviews for the business, which has received an average rating of 4.6 stars.

One review praises Mr Edwards for his “quick response” and his “ability to articulate information”; another says that he “would have no hesitation” in recommending Mr Edwards and the agency.

Mr Edwards said Melbourne Real Estate also regards Facebook and Twitter as valuable ways to promote the agency and win business. 

“A lot of our business comes from online clients, so directing them to our social media and online stuff is a great way to help them understand what we do and who we are,” he said.

“We’re constantly posting all of our good results on there so that all of our followers know how we’re doing and what we’re achieving.”

Much of the agency’s communication with potential clients is conducted through Facebook and Twitter, according to Mr Edwards.

Existing clients have access to an online portal, where they can find all of the information about their individual properties, he said.

“For example, if they’re overseas and their time zone is different to us, but they want to access that information, they can jump online and grab that off there and have the option of emailing their property manager as well.”
