PMs can turn digital disruption to their advantage

A new property management business has taken advantage of changing consumer behaviour by finding a fresh way to connect tenants and landlords.

Urbankeyz, which exclusively manages properties through online portal Airbnb, has recently launched in Sydney.

Co-founder Dee Bah told RPM that Urbankeyz is currently managing 12 properties, and said most choose the full property management option where the company handles everything.

“That's from their online listing and day-to-day administration to welcoming guests, key exchanges and managing cleaning and linen changes between stays,” Ms Bah said.

Qura Property director Samantha Gatherum-Goss noted that online channels such as Airbnb can help property managers operating in short-term markets.

“If you’re based on the coast and have a lot of short-term renters, then of course you should look into the Airbnb market,” Ms Gatherum-Goss said.

“It wouldn’t be the first time I’ve seen properties that are advertised as short-term and with long-term rental; it just depends on who comes along at any given time.”

Ms Gatherum-Goss told RPM agencies that deal with holiday rentals could reach a wider audience through internet portals.

“From an agency perspective, there is always a chance that you can convert the client that just wants you to handle the keys into doing the full management.”
