The industry has been put on notice after tenants went public with some of their greatest grievances.

Rental portal Don’t Rent Me said that unfair bond claims and fraud are the biggest source of tenant complaints, based on 1,000 reviews.

Black mould and associated health concerns were the second-biggest source of complaints.

The number three complaint was unauthorised access by landlords. That included landlords who arrived without warning, entered the property with their own keys and even barged in late at night.

Tenants’ number four complaint was severe water damage that was ignored by landlords.

The fifth most common complaint concerned landlords treating tenants as second-class citizens, and even subjecting them to racism and sexism.

According to Don’t Rent Me, the suburb that received the most complaints was Southport on the Gold Coast, with 2 per cent of all reviews.

This was followed by Stanmore in Sydney and Frankston in Melbourne, each receiving 1 per cent of the site’s reviews.

Rounding out the top five were two Melbourne suburbs – Coburg with 0.8 per cent of complaints and St Kilda with 0.6 per cent of complaints.
