With the holidays just around the corner, property managers are reminded that December is a good opportunity to outshine competitors and set up for the year ahead.
Alex Subotsch, director of property management at Caine Real Estate, said sales often wind down around this time, but rental can ramp up as people have the time off to move.
“What we find is that we can actually make it easy for people to do business with us by maintaining the open-for-inspections and showing people through properties over the Christmas break,” he told RPM.
“For example, I leased a property last year that started on 2 January; what that meant for this particular owner was that any other real estate agent was shut while I’m on floor, working to get these results.”
Mr Subotsch said property managers should use this opportunity to offer great service, since many other agencies are closed or working with skeleton staff.
“Often I can get better results for my clients, because it’s easy for tenants since they have time off, and the owner doesn’t have to wait two weeks for a tenant because the office is shut,” he said.
Kelly Parr, rental area manager for Coronis Group, said having the right processes and structures in place means property management departments shouldn't be clocking off before the holidays.
“January and February are historically some of the busiest months of the year for real estate, which means December is a great opportunity to get organised,” she told RPM.
“A great initiative for property managers to implement in the lead-up to the busy period is pre-approvals for applications to ensure there is a low vacancy rate and high turnover of tenancies, which in turn offers the best service to your clients.”
Ms Parr also said that December is a good opportunity for property managers to reach out to clients by sending Christmas cards or making calls to wish them a pleasant holiday season.
