Ray White lists ‘particularly rare’ asset on Sunshine Coast

Ray White is sitting on the sale of an extremely rare asset on the Sunshine Coast, in an industry notoriously difficult for new operators to penetrate given the huge barriers to entry.

Expressions of interest are being sought for the Scarlet Harem Bordello, one of only two legal brothels on the Sunshine Coast in Kunda Park, 30 minutes north of Caloundra.

Ray White Commercial Caloundra sales and leasing consultant Dave Tyson said that the Scarlet Harem Bordello, established in 2002 and a multi-award-winning site, would be a “significant” cash cow for a savvy buyer or investor.

Mr Tyson said that the asset was particularly rare due to local authority approvals to operate already being in place.

“This is one of the last true cash-based businesses available and it’s only one of two legal brothels on the fabulous Sunshine Coast,” the leasing consultant said.

“There are simply huge entry barriers to market entry for new operators to start up, so the minimal competition for business would be favourable.”

Mr Tyson said that the premises were ready to function from day one after the operator secured state government approval for a licence.

He said that the facilities would be a real drawcard for potential buyers.

“This really is a turn-the-key opportunity and it comes with six purpose-built rooms with en suites and air-conditioning, sauna, commercial laundry facilities, staff room and kitchenettes,” Mr Tyson said.

“There is also security and CCTV systems in place and guests can take advantage of two exclusive-use car parks and there’s a liquor-licensed premises next door.”

Meanwhile, a parliamentary report has found that Queensland’s legal brothel trade is at its smallest size in 14 years, according to the ABC.

This is the result of a proliferation of hook-up apps and illegal massage parlours, according to the report.

The state Prostitution Licensing Authority revealed that only 20 licensed establishments were operating at the end of the 2017–18 financial year.

PLA chairman Walter Hutt has laid the blame for the decline on unregulated prostitution.

“In my view, the most significant factor is the proliferation of the so-called massage parlour,” Mr Hutt said on abc.net.au.

“While there is, of course, the legitimate remedial and therapeutic massage clinic, many are clearly a front for illegal prostitution.”
