One of REB’s top 50 women in real estate has offered advice to those looking to up the ante on the way they present their listings.
Speaking on the Secrets of the Top 100 Agents podcast, Maria Cassarino from Stone Real Estate in Seaforth shared her top three listing presentation tips.
Ranked at number 31 in the REB Top 50 Women in Real Estate, Ms Cassarino told host Tim Neary that the best place to start is to ensure you have a key point of difference.
“The first thing would have to be: understand your point of difference and obviously get that across. If you don’t have a point of difference, you need to find one,” Ms Cassarino said.
“I go for the psychology side of things, from the material that I provide at my open homes, that’s one of my points of difference.”
The second tip is to ensure you’re really listening to your client and adapt your strategy around those expectations, according to Ms Cassarino.
“Your client will tell you what they want, you just need to follow it. It’s as simple as that,” she said.
“That listen is definitely a second thing that I would say… The reality is, yes, vendors will pick someone that they trust, but they’ll also pick someone they like. So, you really need to sort of make sure that part of you comes across, and that you come across authentic and honest.”
That brings Ms Cassarino to her third tip, which revolves around ensuring one upholds integrity from the get-go and throughout the entire property process.
“It’s a people business,” she said.
“I guess integrity is a big word. I know a lot of agents throw that around, but I live by it, particularly in my business. So, a lot of my business is referrals, so you would expect that once you’ve been in the game as long as I have.
“But, yes, that reputation, that integrity, you’ve got to look at this as a long-term game, and I did that from the moment that I actually got into it. So, I’m reaping the rewards of everything I sowed when I was much younger.”
