How to get bites on a stalled property

Dib Chidiac is sometimes left puzzled why some properties he has listed do not draw interest, but he has a few tips for getting attention.

Speaking on an episode of the Secrets of the Top 100 Agents podcast, Dib Chidiac from Dib Chidiac Real Estate has revealed how he gets interest in properties that are lacking engagement.

When a property Mr Chidiac is listing appears to have stalled, he tries to find out the reason why.

“Is it the price? Is it the marketing? Is it the way that the vendors are reacting to the marketplace?” he said. “We’ve had situations where we’ve had properties, where there’s been no inquiry or no buyers... and we feel that it’s priced right.”

To create more interest in stalled properties, Mr Chidiac has to get creative with how he markets them.

“Sometimes we’ll take the price card off the internet,” he told host Tim Neary. “We take out information that we would normally have on the internet, and we’ll try and get inquiries that way.”

However, he puts a lot of slow business down to the marketplace.

“If there is no competition out there from buyers, it really comes down to the price point,” he said.

When you get someone interested, you can show them how the property was priced and why it is value for money.

“Then all of a sudden you have one or two buyers, and it’s hot once more,” Mr Chidiac said. “I think it is really important to create competition, and I believe that has a lot to do with the price and the marketing of the property.”
