Brisbane property market still tough

The gloss is still set to return to parts of the Brisbane property market, and agents need to work harder to entice sellers, a leading real estate agent said.

Mark Diamond has been a leading agent in the Tarragindi market for the last few years, and last month he had the best sales month of his career.

Although he sold $6.7 million in property, Mr Diamond has noticed a shift in buyer confidence in recent months.

Although there have been two interest rate cuts and changes to serviceability, sellers are still cautious, which has caused a lack of stock on the market, he said.

“The market is still tougher than it has been in previous years, so sellers really want to know that their agent is working hard for them to achieve a phenomenal result.”

Mr Diamond has only been with LJ Hooker Avnu since August, and he has noticed how the agency’s Avnu app has enhanced his sales ability.

The app provides agents with a portal that brings the selling experience into the 21st century, and it has made agent campaigns and transactions simple, effective and transparent.

As a result, the boost to his sales brand has meant more sellers have approached him to have this confidence in their sale.

I’m getting called into more homes where I’m the only agent being considered, as sellers want the increased transparency Avnu provides.

Mr Diamond also believes the premium branding that comes with LJ Hooker Avnu has helped him list high-end properties above the $1 million value.
