There is always new technology trying to take centre stage, claiming it can make our lives better; however, one real estate boss warns agents not to get caught up in new tech.
Speaking on an episode of the Secrets of the Top 100 Agents podcast, Harcourts International CEO Steve Caradoc-Davies has revealed he believes new technology is one of the pitfalls for most agents.
“There’s always a new shiny thing,” Mr Caradoc-Davies told host Phil Tarrant.
However, he thinks the distraction of new technology can be too much for some agents.
“Ultimately, at the end of the day, it’s the relationships, it’s the connection that we make with our clients [that matter],” he said.
When Mr Caradoc-Davies looks at the most successful agents around the world, the thing they all have in common is they know how to connect with their clients.
“They use technology as a tool, but it doesn’t replace the face-to-face or the phone calls.
“Irrespective of the market, the most successful agents, of course, they’re working hard, but they’re making sure that they stay really close to their clients. The stronger their relationships are, the stronger their referral business is.”
These strong relationships agents build create a network which means the best agents out there no longer have to make cold calls to find buyers and sellers.
“Their network works really well for them, and a strong network is built off the back of just a lot of times being face-to-face,” Mr Caradoc-Davies said.
Although agents need to be selective with the technology they embrace, over the coming years, the real estate industry is going to face change.
To be ready for whatever challenges are put in the way of real estate agents, Mr Caradoc-Davies believes they need to be agile so that they can move with the times.
“We know [change is] going to happen. No one’s going to stop that. And for the most part, change is good. Change is healthy. So, it’s just about making sure that we’re agile enough so that our team is at the forefront of change,” he said.
