Technology and an ever-evolving industry is creating an exciting time for those operating in Australia’s real estate industry, explains a principal leasing agent.
In a recent episode of the Secrets of the Top 100 Agents podcast, Active Agents’ Tara Bradbury discussed the joy she gets out of property management, as well as the changing market.
The Hervey Bay local believes it is an exciting time in the industry, as the property management space in particular is evolving over a short period of time.
“It is completely different to what a traditional property manager did a few years ago. The industry has changed so rapidly now, to what you can do, what is expected of you and how you can do it, so it’s really exciting times,” Ms Bradbury said.
When asked to explain what it takes to be a successful property manager, Ms Bradbury explained that both the tools and the human touch are needed to create value for investors.
“If I look at myself, the days I have the most productive and efficient days are when I see what the issue is and I get it done. I tend to think property managers will allow situations to overwhelm them. They make it a bigger problem than it needs to be,” she said.
“I find when I have really open communication, it allows me to be more effective in the role.”
Ms Bradbury also highlighted her business model, which is quality over quantity, which she credits to creating an “extremely enjoyable” work environment.
Refusing to work with clients who do not accept a flat $35-per-week fee is allowing Ms Bradbury to “focus on a specific end of the market”.
“That attracts those properties of $350–$650 a week which is considered to be the higher end of Hervey Bay,” she said.
