Coronis restructures portfolio to offer PMS leadership roles and work life flexibility

Coronis Property Management Director Jodi Ford along with her senior leadership team consisting of Jodie Stainton, Fiona Nichols, Salina Kachel, Tina Grey, Tracey Kelly and Karen Pearce have more than 150 years combined experience in the industry and have seen it all in their time. 

What’s become apparent to them is the traditional old way of managing a portfolio is not the way of the future, nor is it creating job satisfaction or happiness for their team. 

So together, they’ve created a five-year plan to break away and diversify their team structure with three goals in mind

  1. To offer more career progression opportunities to their team
  2. To offer choice and flexibility to their team about where, when and how they work
  3. To offer more reward for effort and income growth

“Innovation is key to survival and we just haven’t seen any progression or a different way of doing things in property management in my 40 years in the industry and we wanted to change that,” Ms Ford said. 

“By restructuring our portfolio in three key areas – Core, Grow and Invest – and then restructuring our Core team into four teams based on task, we have created more leadership opportunities for our team, we’re removing roadblocks for them to excel and creating roles they actually love and want to do.

“Over the coming years, we’ll transition our Core team to four specialist roles including PMs, field agents, leasing agents and associates who all have specific tasks – it’s a new way of doing things for our clients and team and we couldn’t be more excited.

“So instead of asking our PMs to do all 12 core property management tasks, they will focus solely on their clients and communication, and then we’ll hire specialists to support them such as a debt collector to manage arrears and a retired builder for example to do the field work such as routine and exit inspections who will be able to maintenance checks at the same time. 

“When it comes to leasing, we’ll hire high energy people who love showing properties with sales experience so that each person is specifically in their element based on their skillset and personality type.” 

Belle Scott, who joined Coronis 10 months ago on a maternity leave contract is one of the first property managers to step into a new leadership role.

“After 17 years working as a property manager, I am really excited to be stepping into the Field Team and Leasing Manager role in June,” Ms Scott said. “I’ve always wanted to move into a leadership role and Jodi has been amazing in helping me map out my career path and achieve it.  

“I have worked in many agencies and different portfolios and I’ve never seen anything like this new structure before so it will be a new experience, but I think it will deliver many benefits for PMs including less stress and more time to deliver better customer service.  

“I also think by removing time consuming tasks that take us out of the office such as entry, routine and vacate inspections that it will create more efficiencies for PMs and enable them to manage more properties but without the additional stress which means more opportunities to increase income. 

“I personally had heard a lot of great things about Coronis while at my previous job, so when I saw this maternity contract offered, I jumped at the chance to join the team and I am so glad I did, it’s really changed my life. Working with Jodi, Jodie and Tracey has been a wonderful experience and they have been instrumental in creating a career path for me that excites me and mentored me through the process.”
