McGrath taps into Central West with 2 new offices

Looking to solidify its presence in key regional lifestyle areas, McGrath Estate Agents has opened two new offices across New South Wales’ Central West.

Central West real estate specialist Josh Fitzgerald and his business partner Jacinta Gosper are behind the McGrath venture, and will be working alongside a team of 10 professionals to deliver services across the region, paying particular attention to Yeoval, Lewis Ponds, Mandurama and Manildra.

Through the expansion, the pair is looking to help clients maximise the growing demand for the Central West’s smaller townships and farms, including agribusiness.

Mr Fitzgerald has highlighted that over the last year alone, the region’s food and wine culture, employment opportunities — particularly from the Orange Base Hospital — and tourism had driven 17 per cent price growth in the area, with the median house sale now reaching upwards of $500,000.

Elsewhere, the rental market has also benefited from the increased demand for worker accommodation to support the nearby mine expansion, while the volume of Airbnb listings in Orange has also grown from 100 to 260 in the span of just three years, with some owners reportedly enjoying double-digit yields.

“There’s a lot of people who have relocated or invested here from the cities in recent years,” the owner said.

“[Apart from Orange], Molong’s property market has been performing well, because people are prepared to look a little further afield. Towns like Blayney and Millthorpe are also receiving increased buyer enquiry.”

At the moment, the Central West offices have had enquiries for a wide variety of rural assets — from hobby farms through to large-scale agribusinesses — Mr Fitzgerald flagged, so having two offices established strategically along the Mitchell Highway has ultimately enabled the team to better meet rural enquiries.

“We’re receiving interest for everything, from 5 acres to 5,000 acres,” he said.

“Throughout the Central West, we have great grazing country for cattle and arable land for wheat, grain and other crops.”

Being part of the McGrath network now means the principal has “access to the intrastate, interstate and international interest for quality rural properties”.
