A new office on Sydney’s upper north shore wants to help downsizers find their next perfect property.
Tim Boyan, Eric Wei, and Kevin Su have launched Raine & Horne Lindfield, identifying an opportunity in the area to cater to “cashed-up downsizers”, who they expect to be strong drivers of real estate activity in Lindfield, Killara, and the surrounding suburbs.
It’s a cohort that, by their analysis, shows little likelihood of being deterred by recent mortgage rate rises.
“Many downsizers in our region own houses worth big dollars. If they downsize into a townhouse or apartment in our area, they won’t need a lender to help them finance the transition,” Mr Boyan explained.
“Moreover, downsizers will have a tidy sum left over in the bank to fund generous retirement lifestyles.”
The median price in Lindfield is currently $3.9 million for houses and $1.13 million for apartments.
A stable client base wasn’t the only thing attracting the trio to the region.
“We chose Lindfield because we are dedicated to fulfilling the demand for property of our communities and networks. We also have excellent contacts with local builders and developers,” Mr Boyan said.
And he noted that the area remains attractive to overseas buyers, which the group counts as a significant percentage of their network.
The office has been formed through the transition of Mr Wei’s independent business to Raine & Horne, with the addition of Mr Boyan and Mr Su.
Mr Boyan, who was a sales manager with another real estate renowned brand before launching this venture, said that he and Mr Wei felt they would work well together, given their like-minded approach to being active community members.
“I am chief executive president of the Australian Inner Mongolian Association, and Eric is the president of Australia Gan Su General Association,” Mr Boyan explained.
“In combination, Eric and I are leading associations with more than a thousand members in Sydney. These strong community connections create strong demand for property on the upper northshore.”
In seeking out a network with which to partner, they felt that Raine & Horne’s reputation as a family-led company was not only appealing to them but would also be important to their clients.
“Raine & Horne’s history attracted us, along with its family values, strong image and branding and the level of corporate support it could offer,” Mr Boyan said.
