How three agents collaborated on a sales chain successfully

With three agents, three properties and over 300 kilometres of distance separating them all, the power of connection pulled through for this successful sales chain.

It began with a couple in western Sydney who dreamed of a sea change.

“The vendors were retirees,” recalled Matthew Lucas, sales agent at LJ Hooker Blacktown. Having lived in Plumpton for many years, the sellers were initially nervous about leaving their long-term home, but a life down in peaceful Nowra was calling them.

One particular Nowra property had won the Sydney couple’s heart, and they inspected the house four times. But there was a snag – they could not buy the Nowra house until its current occupants found a new home of their own to buy.

Into this messy chain of sales stepped three LJ Hooker agents: Mr Lucas from LJ Hooker Blacktown, Patrick Tynan from LJ Hooker Nowra, and Karen Van Der Stelt from LJ Hooker Batemans Bay.

The trio of agents worked together across over 311 kilometres of distance to secure homes for each of the three families.

“Sometimes I would be on the phone six times a day,” Ms Van Der Stelt remembered. “One property would settle, then the next one, then another one, and we have to keep all our vendors and purchasers happy.”

The Nowra couple was keen to buy a property that Ms Van Der Stelt had listed: a brand-new $1.255 million residence in the seaside hamlet of Malua Bay. But before they could commit to buying the Malua Bay home, they first needed to sell their current home in Nowra.

“They were just about to make an offer on my listing when the buyer for their home – a couple looking to make a sea change – pulled out after a change of heart about leaving their long-term home,” Ms Van Der Stelt recollected.

“I kept following up to see how my couple were going and fortunately the original buyers for their home came back. This enabled my purchasers to make an offer on the Malua Bay property, but everyone was very nervous about whether everything would go ahead.”

And they were right to be nervous, because in order for the Blacktown couple to purchase the Nowra home, they needed to sell their Sydney property in seven days.

Mr Lucas explained: “Once they had purchased the Nowra property, we really had to move like the wind to get their property sold within a week.”

He fast-tracked a marketing campaign and managed to attract 27 groups at inspection before selling the Sydney residence for $900,000 – in just seven days.

“It was a complex deal to align everyone’s desired settlement date and meet their needs. As agents, we came together to streamline the process and also to ensure there would be no hurdles at the end.”

Mr Tynan, from LJ Hooker Nowra, stated that “the three-way sale is a great example of how our network works together”.

LJ Hooker’s general manager of network, Stephen Mutton, echoed the sentiment. He revealed: “Quite often we see a referral here and there, but to see a three-line transaction is unusual.”

“We are a network that communicates and works well together,” he commented, lauding “the power of our reach”.
