Auction numbers stay steady for start of summer

Just under 3,000 homes headed to auction over the week ending 3 December 2023.

CoreLogic reported a total of 2,999 homes went under the hammer for the beginning of summer, a 1.7 per cent lift over the previous week.

It also ranked as the second-busiest auction week over the year so far, only trailing the Super Saturday that was a part of the week ending 29 October.

Summer also saw a slight improvement to preliminary clearance rates over the last weekend in spring, with a 1.1 per cent rise in the early success rate.

Of all auction results collected so far, the national preliminary clearance rate is 67 per cent – a “subtle uptick” on last week’s results, but still “one of the lowest early results of the year-to-date”, noted CoreLogic’s economist Kaytlin Ezzy.

It’s still markedly higher than the preliminary clearance rate reported over the same period last year, when 57.8 per cent of the 2,537 homes auctioned across the capitals found buyers.

While hosting its second-busiest auction week of 2023, Sydney could not translate the uptick in activity into buyer activity, recording a 68.5 per cent preliminary clearance rate off the 834 results – the city’s lowest success rate since mid-February.

In Melbourne, it’s not much better, with the city reporting a preliminary clearance rate of 64.6 per cent off the 1,055 results so far collated.

In Adelaide, 190 homes went up for grabs, resulting in one of the strongest early success rates among all Australia’s capitals, at 77.4 per cent.

Brisbane also had a strong showing, with 178 homes going under the hammer and a preliminary clearance rate of 76.1 per cent being achieved.

The same could not be said for Canberra, where 120 homes going under the hammer led to a “sluggish” 55.1 per cent preliminary clearance rate.

Over in Perth, just six of the 17 homes up for grabs via auction found buyers, while neither of the two auctions held in Tasmania found buyers.
