The REB Top 50 Agents Qld 2024 ranking has revealed a new number one agent for the first time since its inception, while the data has reflected an evolving property market.
The annual state-based ranking and associated report have highlighted the top-performing agents in the Sunshine State who have achieved exceptional sales figures during the 2023 calendar year while setting the benchmark for excellence that other agents can aspire to.
Having identified that no two property markets are identical, the ranking showcases agents who have employed a local approach and provided customised service for their vendors and buyers.
Following the property boom in 2022, this year’s Top 50 Agents ranking data has indicated that conditions normalised in 2023, and as such, there was a drop in total sales numbers and value.
Indeed, the top 50 agents sold a total of 3,873 properties last year for $5.3 billion, compared to the 4,572 properties sold for $5.7 billion in 2022. The top 10 agents sold 1,062 properties in 2023 for $2.05 billion, down from 1,105 properties sold the year prior for $2.02 billion.
In addition, the top 50 agents sold an average of 77.45 properties last year for $105.9 million, compared to 91 properties sold for $113.7 million in 2022.
Conversely, the average sales price surged by 16 per cent to $1.68 million between 2022 and 2023 across the top 50 agents, and over 12 per cent to $2.25 million across the top 10 agents.
This has mirrored the trends reported by CoreLogic whose figures showed that property prices grew by 15.9 per cent in Brisbane and 10.5 per cent in regional Queensland over the 12 months to 31 March 2024, the second highest among all Australian capital cities and regional areas respectively.
The research house said that while the property market has softened due to multiple headwinds like interest rate hikes, mortgage stress, cost-of-living pressures and worsening housing affordability, high buyer demand and an undersupply of housing have continued to drive up housing values.
Days on market reduced modestly from 34 to 31.8 for the top 50 agents, and from 34 to 32.2 for the top 10 agents, according to the Top 50 Agents Qld 2024 figures.
For the first time since the Top 50 Agents ranking debuted in 2021, Kollosche managing director Michael Kollosche has secured the number one position, displacing McGrath Paddington sales agent Alex Jordan.
Jordan moved to the second spot this year after having a stronghold on the number one position between 2021 and 2023.
Meanwhile, Belle Property Bulimba principal Tony O’Doherty fell from second last year to third spot in this year’s ranking.
For the rankings, agents were asked to submit data from their settled residential sales for the 2023 calendar year.
The rankings were determined by using three key metrics, including the number of properties sold, the total dollar volume of properties sold, and the average sale value.
Each agent has been ranked comparatively across these metrics against their peers, with the combined comparative score used to determine the top-ranked Queensland agents.
