The pair specialise in deploying customised strategies to reinvigorate sales efforts for the remaining homes of new multidwelling builds.
Ayre Real Estate has welcomed Noemi Guttmann and Rylee Ritchie to the firm to offer a tailored service to developers and those involved with off-the-plan projects.
With 40 years of real estate experience between them, including stints at 1st City, The Agency, and Black Diamondz, the duo focus on sales strategies to move new apartments that remain unsold post-completion.
It’s a niche area that Guttmann and Ritchie have developed into a specialty over time, with the duo noting that this type of property requires a particular strategy that they believe is not well understood in the industry.
“It’s not just our tenacity that sets us apart; it’s the unique strategy we’ve created specifically for post-completion projects,” Ritchie said.
“These homes require a completely different approach compared to off-the-plan or regular residential sales campaigns,” she added.
Guttmann commented that she takes particular pride in deploying the tactics they’ve developed to move stock that has otherwise loitered on the market.
“One of my career highlights includes successfully selling 15 residual apartments in a prestigious Bondi Junction development after taking over from several agents who couldn’t deliver results,” she said.
Each new project that comes to the team will reportedly receive a strategic assessment to develop a marketing approach that generates interest while securing the quality of the overall project.
“Our goal is not just to help developers sell their remaining stock, but to do so in a way that ensures the long-term success and integrity of the development,” Guttmann said.
Craig Donohue, principal and director of Ayre Real Estate, commented that the addition of Guttmann and Ritchie made sense given the firm’s strength in the multidwelling market.
“With our extensive experience in the apartment sector, having successfully sold properties both post-completion and off-plan in numerous inner-city developments, expanding into this area was a natural step for us,” he said.
