Adelaide is set to accommodate nearly 4k new homes

A major housing development is positioned to reshape Adelaide’s coastline for the growing population.

The Southern Australian government has announced its plans to redevelop Port Stanvac, a long-dormant industrial site approximately 25 kilometres south of the CBD, into a housing hub. The project aims to deliver much-needed homes to a growing population while creating new opportunities for real estate professionals and local businesses.

In 2003, Exxon Mobil ceased operations at the former Port Stanvac oil refinery site and has now unveiled plans to redevelop the site by entering a contract of sale with the property development company MAB.

The Port Stanvac master plan seeks to develop a mixed-use town centre adjacent to the Lonsdale Railway Station, with housing options, green spaces and community amenities designed to foster a sustainable lifestyle for residents.

The government’s announcement outlined that approximately 3,600 new residences will be built with a minimum of 15 per cent affordable housing. The large-scale project offers significant prospects for the real estate industry, creating opportunities for professionals to market and manage properties in a prime location.

With the addition of a new housing stock in the region, developers and agents can anticipate demand from diverse buyer segments, including families seeking modern community-focused living environments and investors looking to capitalise on growth in the southern suburbs of Adelaide.

The redevelopment is expected to boost economic activity in the surrounding suburbs, creating jobs and driving demand for local services. Minister for Housing and Urban Development, Nick Champion, highlighted the significance of repurposing the site to address both housing supply and economic revitalisation in the region.

The project will include parks and recreational areas that will enhance community wellbeing and support outdoor activities, with 40 hectares of protected coastal land, public beach access, a link to the coastal park, and sporting fields. It will include neighbourhood-scale shopping, business, entertainment and recreational facilities, further attracting buyers to the active region.

A comprehensive range of commercial land spaces such as industrial, warehousing, storage and training are also set to cater to retail and commercial businesses alike.

MAB and South Australia’s largest council, the Onkaparinga Council, will formulate the planning requirements needed to establish the master plan.

The project will also include a review of residents’ accessibility to public transport and it’s expected that existing suburban hubs will be enhanced to accommodate the increased population.

Premier Peter Malinauskas said this redevelopment will “deliver a great result” and provide quality residential options for families and investors.

The project is expected to enhance the area’s appeal, reutilising industrial land for the benefit of South Australia’s growing population, increasing economic activity, and offering long-term opportunities for leasing and property management.
