McGrath strengthens presence in Victoria with Clayton office opening

Led by seasoned agents, the office aims to tap into the area’s booming real estate potential with its blend of demographics and amenities.

McGrath Estate Agents announced a new office in Melbourne’s south-eastern suburb of Clayton, with the opening of McGrath Clayton to be helmed by Ethan He and Jason Xi.

Chris Mourd, head of franchise network at McGrath, said the company is focused on growing its footprint in Victoria.

“We’ve enjoyed a long and successful presence already in Monash. This is a key market for Melbourne real estate, and we are delighted that this is now underpinned by Ethan and Jason joining us as principals in our new Clayton office,” he said.

With a combined 33 years of experience in real estate in the area, He and Xi will lead a team of 25 to cover property sales and management, with a rent roll of 1,400 properties.

As a resident of Monash for over 15 years and a graduate of Monash University, He stated that he “knows the area back to front”, and has “probably sold a property on every street of Clayton”.

The McGrath Clayton office is strategically located within the city of Monash local government area, and will service the area stretching in all directions, with key suburbs including Clayton, Oakleigh and Clarinda.

As an area full of activity, Clayton provides a combination of lifestyle, connectivity and growth potential. The suburb is driven by key institutions like Monash University’s largest campus, ranked 37th globally in the 2025 QS World University Rankings, alongside Monash Health, Monash Medical Centre, and the Victorian Heart Hospital. The large portion of shopping and recreational amenities also draw in a wide range of residents and investors alike.

The current development of the Suburban Rail Loop, which is expected to be finished in 2035, will further transform the area by enhancing public transport access and driving demand for properties.

Mourd highlighted that due to the area’s mix of residential, educational and healthcare demands, the location is “ideal” in supporting the demands of McGrath’s clients and will open up the opportunities for the company to “capitalise on the suburb’s growth and potential”.

McGrath principal He described Clayton as a “vibrant area” with a “sense of community engagement” and highlighted its unique combination of a central business hub and proximity to Melbourne’s CBD.

The suburb attracts a diverse mix of residents, including young professionals, families, students and investors. He noted that many homes are priced between $1 million and $1.5 million, making them appealing to families and professionals, while apartments under $1 million provide an affordable option for first-time buyers and investors.

Developers are also seen to be reshaping the area, adding modern apartments, townhouses and shared accommodations, which He stated is enhancing Clayton’s “evolving appeal”.

The rental market in Clayton remains robust, with a low vacancy rate of around 1.5 per cent. Xi attributes this to the influx of students and professionals drawn to the area by Monash University and nearby employment hubs.

Xi stated that the education and employment sectors in Clayton “add to the diversity of the area” and are boosting demand for rental and shared housing.
