How this Sydney agent racked up over $253m in sales in just 1 year

From leasing consultant to high-performing salemaker, this Strathfield agent’s first year has been defined by the persistence and passion that have gone into every transaction.

Over the course of his first 12 months as a sales agent at Belle Property Strathfield, James Kaye has achieved over $253 million in real estate transactions.

For the agent who launched his real estate career in January 2023 as a leasing consultant at Belle Property Strathfield before transitioning to sales in November, this achievement represents the fulfilment of a lifelong ambition.

“Even from a young age, I knew I wanted to become a sales agent. My weekends were often spent attending open homes and auctions, soaking in the industry and picturing myself in that role. That early passion solidified my decision to pursue this career,” Kaye said.

While Kaye admitted that “stepping into sales wasn’t easy at first” due to his limited experience in the field, the agent shared that from that point on, he “made it a priority to immerse myself in learning and embrace every opportunity to grow”.

Even in the early stages of his career, Kaye demonstrated a strong commitment to self-improvement and persistence that ultimately led to his first sale – an off-market home in Strathfield that had been previously listed with another agent.

Although the vendor was initially hesitant about Kaye’s sales proposal, his consistent engagement and genuine approach eventually won their trust, with the agent noting that this experience taught him the “value of persistence in real estate as someone new and young in the industry”.

Kaye went on to secure an offer from an underbidder on a nearby property, leading to the sale of the Strathfield home for $3,800,000. The agent described this moment as “unforgettable”, and said that it inspired him to “aim higher, work harder, and strive for even greater achievements”.

Since his first sale, Kaye said he has maintained a “transparent and relation-focused mindset”, which he noted has been “instrumental in building trust and fostering long-term connections with clients”.

The agent emphasised that for him “every sale is equally important whether it’s a $3 million property or an $8 million one”, believing each transaction is “an opportunity to guide individuals and families towards their dreams”.

“What brings me the greatest satisfaction is helping clients navigate their journey, seeing buyers become sellers and witnessing the fulfilment of their aspirations,” Kaye said.

“Real estate isn’t just about property; it’s about people, and I take immense pride in being a part of these transformative moments in their lives”.

Through this approach, Kaye was able to secure his highest sale to date on a Strathfield property for $8,600,000, where he recalled that the auction room was “packed shoulder to shoulder” with more than 100 attendees.

Reflecting on the experience, the agent shared that assisting the eventual buyers – a family who had relocated from overseas and whom he had worked with closely for six months – was a deeply meaningful and memorable journey for him.

He recalled that “from the very first conversation it was clear” the property was “more than just a house to them”, and more broadly symbolised the “perfect fit for their vision of family life”.

“Seeing the joy on their faces when the hammer fell and they realised it was theirs will stay with me forever. It was the culmination of months of collaboration, trust, and shared determination,” Kaye said.

Speaking on his goals for the year ahead, Kaye shared his plan to expand his real estate team with like-minded real estate professionals, with a focus on cultivating a “culture of collaboration and shared success”.

Kaye also noted that a potential interest rate cut early next year could boost buyer activity and create a “more dynamic environment”, which he plans to capitalise on by strengthening his presence on social media and other platforms to connect with a broader audience of potential buyers.

“By staying focused and embracing innovation, I am determined to make this year one of significant growth and achievement in both my career and personal aspirations,” Kaye said.
