Sydney midtown utilised for mixed-use development

A strategic partnership has acquired a major CBD site for the transformative Sydney midtown precinct project.

Central Sydney Property Pty Ltd, a joint venture between Billbergia Group and Metrics Credit Partners, has acquired a 6,000-square-metre site in Sydney’s CBD from offshore developer Han’s Holding Group.

The deal paves the way for a transformative mixed-use development aimed at revitalising the city’s midtown precinct with luxury residences, a high-end hotel, retail spaces, and an enhanced public domain.

The site, one of the largest in Sydney’s CBD, consists of eight amalgamated plots purchased between 2015 and 2019, including properties on Castlereagh, Pitt, and Liverpool streets.

The redevelopment plans feature two 80-storey towers, comprising approximately 600 luxury residences and high-end hotel accommodations, atop a podium with retail spaces and a public plaza. Once completed, the towers will rank among the tallest structures in Sydney.

The precinct’s redesign includes improved pedestrian access with new laneways connecting major streets and leading to a civic square. The square will feature outdoor seating, landscaping, and public art to foster community engagement.

Saul Moran, development director at Billbergia, highlighted the objective of the mixed-use development.

“Our vision will transform this underutilised city block into a cutting-edge urban community with luxury residences supported by premium amenities, quality public domain and active placemaking,” he said.

Metrics Credit Partners, a non-bank lender managing $22 billion in assets, and Billbergia, which specialises in urban regeneration projects, are leveraging their combined expertise for the landmark project.

The project, designed by fjcstudio in collaboration with Trias Studio, Aileen Sage, and Polly Harbison Design, is the result of an international design competition.

Richard Francis-Jones, design director at fjcstudio, highlighted the impact that the design proposal will have on the landscape.

“Our design proposal has a distinctive and forward-looking form but is also restrained, elegant and reinforces the geometry, urban structure and maturity of Sydney,” he said.

The towers will feature modern yet restrained architecture reflecting Sydney’s urban geometry, complemented by a mix of low-scale buildings and intimate public spaces.
