LJ Hooker City Residential and LJ Hooker Mandurah are expanding their operations with the acquisition of a new business in Mindarie, 36 kilometres north of Perth.
The move merges the agencies under the new name LJ Hooker Property Experience as they aim to grow their management portfolio to 10,000 properties.
The expansion is led by director Frank Newton, who has been with LJ Hooker for 32 years, and chief executive officer Rebecca Halton, a 23-year veteran of the brand.
Halton outlined the agency’s long-term goal of significantly increasing the number of properties under management, citing the need for multiple locations to achieve this target.
“There was a time when we were at 600 properties under management, and I set the goal at 5,000,” she said.
“Then, as we approached that figure, I doubled it to 10,000 within 10 years. You can’t do that from one location, or even two, so we are spreading it across three, which will form a corridor.”
LJ Hooker Property Experience aims to focus on the opportunities in property management by leveraging technology and remote professionals to streamline processes.
Halton said that restructuring traditional property management methods has been key to growth, enabling managers to focus on client relationships rather than administrative burdens.
“There was a traditional method of running property management: end-to-end oversight for high-stress, underpaid property managers who hated their job,” she said.
“I wanted to change that. I wanted to take away the stress and the distractions so property managers could focus on the people and become better at their jobs.”
Halton said that after analysing property management tasks, she identified those that could be automated with bespoke technology and delegated others to remote professionals.
“And that was the catalyst to grow – you can go from managing 100 to 300 properties,” Halton said.
Her growth-focused approach played a key role in establishing the LJ Hooker Property Experience brand for the three locations.
“We needed a group name that felt right for us,” Halton said.
“What people experience has a lasting impact on their future and ours; investors with problems don’t become long-term investors. We need to make that experience as seamless as possible.”
