Tasmanian group targets mainland expansion

A Tasmanian real estate group has set its sights on expanding to the Australian mainland, having already posted solid growth in its home state, the group owner has said.

View Australia, which operates a joint venture-based group of six offices across the Apple Isle, aims to add another four to six offices staffed by 12 to 16 partners, Adrian Kelly, CEO of VIEW Australia and president of the Real Estate Institute of Tasmania (REIT), told Real Estate Business.

“Our goal for Tasmania was always to have 10-12 good performing offices in this state,” he said, with the group’s most recent office opening in the north Tasmanian town of Ulverstone.

“We are constantly updating our marketing and other such needs as all real estate businesses are, however our main focus is on recruitment of quality partners.”

View is also part owned by Allan Hart and Cheryl Sloane.

Mr Kelly said the business’ model is a 50/50 joint venture where the parent company, View Australia, owns 50 per cent of each business or office, and the salespeople (partners) own the remaining 50 per cent between them.

“Rather than charging a franchise fee regardless of whether the business is trading well, our focus is on making sure the business is trading well,” he said.

A separate company, View Support, provides all of the support to each business and in return charges a fee for service.

“This fee is the same that a franchisor might charge but in our case we provide much more service by way of centralised administration fulfilling such functions as GST, payroll, centralised trust account management and accounts payable,” Mr Kelly said.

“These are all things that the principals would usually have to pay for over and above paying the franchise fee.”

Mainland Australia forms part of the company’s longer term growth plans, Mr Kelly added.

“We also own VIEW in each of the mainland states, for example, View Victoria, View Queensland, because we feel and hope that at some point we will have interest in taking the View brand outside of Tasmania.”

“We don't have a focus on taking on people new to the industry at this stage but more so bringing people into each business that fit the team and can aspire to View's Vision and values.”
