A vendor has hired a Hollywood director to create a short film to advertise their home, and given the movie to prospective buyers and agents on brand new iPads.
The vendor, interior designer and restaurateur DeeAnna Staats, is selling her six-acre Malibu mansion with an asking price of $35 million.
Ms Staats said most fabulously wealthy buyers wouldn't have time to visit the house in person, so she created an iPad app that includes all the information a home buyer would want, including floor plans, materials, brand names of appliances, and more.
Additionally, Ms Staats hired director Graham Henman to make a short film that imagines what life could be like in your own Malibu mansion with two kitchens, nine bathrooms and a maze of bedrooms.
The film titled “The Spider and the Fly” is a four-minute movie which looks more like a spy thriller than a home tour. The soundtrack was created by legendary Hollywood music producer Hans Zimmer’s own studio.
Ms Staats purchased 100 iPads, installed the custom app and video, gift-wrapped them and had them delivered to potential buyers.
Daniel Goldstein, director at Australia-based video production firm Visual Domain, was impressed with the movie.
“I loved it,” he told Real Estate Business. “I thought it was great, it’s an absolutely brilliant way to sell a home. It was a great showcase for the home, was well shot and put together very professionally.”
“When we produce a listing video, we generally have the agent speaking about the features of the home, and it’s a very standard format.
“As that becomes more and more common, and more accepted, vendors and agents will be looking for ways to do things more differently. They’re looking for ways to engage buyers in different ways throughout the video.
“There are a lot of little tricks you can do to make a video more quirky or engaging so you can stand out from the crowd. We had quite an eccentric vendor in the video once dancing around in a tutu. So it’s not limited to luxury homes.
“But with a nice house and a bigger budget there’s a lot of things you can do and I think we’re going to see a lot more of that in years to come.”
