Professionals has unveiled a new service that is designed to simultaneously gather more leads and manage client expectations around price.
The national real estate group will now allow prospective vendors to get a free property report in exchange for inputting their details into an online form.
The reports help vendors understand local market conditions so they can understand what their home might be worth before they engage an agent, according to Shane Kempton, the group’s chief executive for Western Australia and the Northern Territory.
Mr Kempton said the reports would help clients be more realistic about their pricing, which in turn would increase their chances of getting a better sale result.
“The experience of the Professionals real estate group is that a property attracts the most amount of interest from homebuyers during the first weeks on the market, and that is why it is important that the home is correctly priced at the start of the listing period,” he said.
“In contrast, the longer the property is listed for sale, it attracts less buyer interest and can result in the owner eventually selling the property at a lower price than if the property had been correctly priced when it was first listed for sale.”
RE/MAX Western Australia managing director Geoff Baldwin recently warned agents that they must pay more attention to pricing in a market that is increasingly favouring buyers.
“It is a fact that most people are influenced by emotions when buying a property,” Mr Baldwin said.
“However, they cannot become emotionally attached to a home if they never get to see it, and over-pricing is a sure way to restrict enquiry, viewings, and a listing to the market.”
